Small businesses are the backbone of our modern economy. That being said, they suffer from the Rodney Dangerfield problem – they don’t get any respect. As a general rule of thumb, it is highly recommended that you do not personally guaranty your business unless you are in desperate need of money to keep your business going. If your business goes belly up, a personal guaranty will allow a bank to come after your personal assets. The first thing that you stand to lose is your home as it will often be the largest asset that can be liquidated to pay off your business loan. By personally guaranteeing a loan, you circumvent any protection provided by incorporating.

An even worse situation presented by a personal guaranty can arise if you are married. If you are married and have personally guaranteed your business, it is very possible for the bank to go after the personal assets of you as well as your spouse which will essentially strip your family of all its personal assets. That makes for a tense dinner.

As you might already know, the SBA is often the last resort for business owners who have been turned down by banks.

Personal guaranties are often the factor that will decide the approval of a loan simply because the bank will feel much more confident about lending to you when you have your personal assets on the line. It will expect you to work much harder for your business when you have a vested interest.

Nobody said owning your own business would be a piece of cake. It isn’t. You’ll surely realize that when faced with the personal guarantee issue the first time. You should make every effort to avoid signing one, but should also realize that most small business owners end up doing so.

Small Business and President Obama’s Stimulus Package



Recently the credit freeze has had effects on every area of the economy, including small businesses. Small business owners and entrepreneurs, both those in the business and those who are trying to make a fresh start after losing their jobs, are out of money and energy. They are looking to the government for help.

With the formation of his stimulus package, President Barack Obama is clearly hoping that he will give the financial assistance needed to get small businesses to act in a way that will boost the failing economy. The president has assured Americans that he is going to make sure credit is given to entrepreneurs and business owners. His administration believes that small business is the key to the economic recovery as they create about 70% of new jobs each year.

The stimulus package, officially the American Recovery and Reinvestment Act of 2009, became law on Feb. 17, 2009. It involves spending $787 billion in incentives and tax cuts with the goal being to kick-start economic growth and create new jobs in the next three years.

Obama has shown that he is committed to small businesses, increasing the budget of the Small Business Administration by 100% and giving out over $6 billion in small business loans since the package went into effect. Recently it has been suggested that bailout funds earmarked for banks may be diverted to small businesses. This would surly signal a shift in focus.

MBA Grants For Women



Everyone knows you need higher education to make it in the modern world. Unfortunately, just getting a Bachelors degree no longer cuts it. These days, you need at least a Masters degree if you want to advance in your career. And while not all managerial jobs officially need a postgraduate degree, an increasing number of them are going to those who at least possess an MBA, regardless of whether they are men or women. Compared to a decade ago, men with MBAs no longer significantly outnumber women with MBAs. However, while this imbalance remains, a few private foundations still sponsor MBA grants for women only.

Nowadays, the conditions to qualify for these grants has become much tighter than in the past. Most of these women’s postgraduate scholarships will only be given to those with proven financial need. In addition, there are some which will only be given to minority women. Not only that, but there are educational aid programs with restrictions in the age of the recipient, or some other conditions. Now that more women have become equal to men, these private foundations are more careful in selecting whom they give their money to.

However, despite the increasing restrictions, you can also find more flexibility in these scholarship programs. In some cases, additional fields of postgraduate study have been opened up for sponsorship. More universities and colleges have been added to the list of approved institutions, and the availability of high-quality online instruction makes it easier for busy women and mothers to study for their degrees even while they are working and taking care of their children. Where correspondence courses used to be viewed with some suspicion, the explosion of the internet has made courses of this type (where you do not have to attend regular classes) a lot more acceptable.

This can put many women out of reach of their help.

On the other hand, women who want to go for postgraduate studies often already have a college degree and a job which pays a decent salary. Many larger companies are quite willing to help out as long as the postgraduate course is for a subject related to their major business activities. Of course, this means a woman working in a high-tech, IT, engineering or pharmaceutical company is more likely to receive this kind of assistance.

It makes sense to get a postgraduate education. A Masters degree can open up many avenues of promotion for your career. While pure MBA grants for women may no longer exist, there are still many financial aid programs which give more money to women than men to go for higher studies.

Federal Grant and Home Loan Assistance For Native Americans



There are two federal home programs that provide assistance specifically to Native Americans – the Indian Home Loan Guarantee Program and the Indian Home Loan Guarantee Program (Section 184). Each provides uniquely different opportunities.

Managed by a local, authorized Public Housing Agency (PHA), the Indian Home loan Guarantee Program is a grant that provides and manages cost-effective, respectable, safe and affordable real estate for low-income families. Tribal governing bodies decide on a tribally designated housing entity (TDHE) that prepares an Indian Housing Plan (IHP).

Assistance is provided annually in the form of a block grant based on an allocation formula for Native American tribes with approved IHPs. Tribes that submit an IHP are awarded block grants. Eligible Alaska Native villages and Native American tribes decide who will receive the block grant.

Those eligible will be able to rent, own or be provided real estate services on Indian reservations or other Indian allocated areas. Housing can cost up to 30 percent of an eligible family’s adjusted gross income. Eligible costs may include operating assistance, modernization, new construction, acquisition and others.

Requirements for this program are that you must:

* Be Native American / American Indian / First Nations / Alaska Native
* Be in need of clean, safe, affordable rental housing
* Be able to prove that you have low to very-low income

The Indian Home Loan Guarantee Loan Program (Section 184) addresses home ownership opportunities for Tribes, Native Americans, TDHEs and Indian Housing Authorities on Indian land. Guaranteed home loans are made available through private lending institutions for eligible borrowers. Purchase of an existing home, new home construction, rehab only, purchase and rehab or refinancing are all options allowed under this program. Borrowers are not required to purchase mortgage insurance.

Requirements for this program are:

* Home loan application must be for your primary residence
* You must be American Indian / First Nations / Alaska Native
* Borrowers must be enrolled in a federally recognized Alaskan Native village or American Indian tribe
* 1.25 percent down payment required for loans under $50,000 and 2.25 percent for loans over $50,000.
* One-time, 1 percent loan guarantee fee required, which can be added to your financing

Some other specifics are that the mortgage will be a 30-year (or less) fixed-rate loan paid monthly. Interest on the loan will reflect the current market rate. The maximum loan allowed is 150 percent of FHA loan limits applicable to the area. Repayment fees do not apply.

To get started, HUD recommends potential loan applicants to attend a homebuyer education class if one is available in your tribe or community. The class prepares you for the home buying process, and equips you to understand the qualifications for a home loan.
